We're building the system that reads every published planning appeal decision in England, around 100,000 of them, to find exactly which arguments win at your council for your type of project. It's the approach I used to overturn my own refused extension at appeal.
Join the founding list and you'll be one of the first to check your chances free, plus get the founding price of £199 for the complete appeal pack (standard price £399).
If your case can't realistically win, we'll tell you straight and you pay nothing. We'll only email you about your chances of winning the appeal.
Refused recently? Householder appeals must reach the Planning Inspectorate within 12 weeks of your decision date (most other appeals: 6 months; just 28 days if you've been served an enforcement notice). Late appeals are not accepted.
When the council refuses your extension, loft conversion or development, you can pay a planning consultant £2,000–£5,000, fight it yourself against a professional case officer, or give up. Most people give up without ever checking whether they'd have won.
Here's the unfair part: every appeal decision is public. The winning arguments are sitting in around 100,000 published documents that no human could ever read. We're building the system that reads them all.
And the headline 36% success rate hides huge variation. Some councils, and some types of case, win far more often than others. Knowing which side of that line your case sits on, before you spend a penny, is the whole point of checking.
Planning Appeal Check exists because I've been where you are. My own extension was refused. I appealed to the Planning Inspectorate myself, built the case on published appeal decisions that had already won, and the refusal was overturned. This service is that approach, applied across every published decision in England.
I'm Patrick Roper, an ICAEW chartered accountant. That's not a planning qualification and I won't pretend it is. What it gives you is a discipline: evidence first, conclusions second, and a professional duty not to tell you what you want to hear. Every argument in an appeal pack will cite a real Planning Inspectorate decision you can look up yourself.
I'm independent and UK-based, not a consultancy looking to upsell you, and I take no referral fees. My only product will be the appeal pack, and I only want to sell it to people whose cases the precedent record suggests can win. If that's not you, I'll tell you for free.
Join the founding list: your free chance check first, and the £199 founding price locked in (standard £399). If the precedents say you'd lose, we'll tell you for free.
